This includes comparing similar or comparable properties which have actually sold to the property to be listed and also reviewing properties currently on the market which will compete with the subject property. In this manner a seller can actually get an objective, realistic view of the market value of his or her property.
Our commissions are negotiable as is the length of our listing agreements. We may also provide for exclusions to a listing agreement, when circumstances warrant it. We will provide assistance on a “for sale by owner transaction†in preparing the necessary forms and paperwork and overseeing the sale on a negotiated fee basis. Our agents are careful in reviewing purchase agreements in order to determine that they are in order and that there are no careless errors in them. We also advise on adequacy of deposits.
Offers are reviewed for contingencies and predications which may not be in a seller’s best interest. Our position is always to advise our sellers, but never to dictate on what is best for them. We strive to determine that purchasers are qualified for the financing as outlined in an offer to purchase.
Nothing is carved in stone and we would be happy to take into consideration your particular situation or request. We offer flexibility in terms and conditions of a listing agreement in order to meet your needs.
